X12 206 — Real Estate Inspection
The 206 carries the inspection report of a real estate property — exterior drive-by, interior, post-disaster — issued by a third-party inspector to the lender or servicer.
Purpose
The 206 documents a property inspection: type (drive-by, exterior-only, full interior), date, observed condition (occupied, vacant, abandoned, damaged), referenced photos, GPS coordinates. It is used in mortgage servicing for inspections required post-default, post-disaster, or for insurance loss verification.
It sits within Fannie Mae Servicer Guide D2-3 and Freddie Mac Section 9301. Acknowledged by 997; no direct business response — the report is consumed by servicer decision engines for foreclosure escalation or property preservation.
Envelope structure
The 206 travels within the three X12 envelope levels (ISA/IEA,
GS/GE with functional group RE, and ST/SE).

Common pitfalls
- Fair Debt Collection: an inspector who contacts a borrower during inspection may fall under FDCPA if the debt is in collection; behavior and identification standards must be followed.
- Photos and PII: photos may inadvertently capture license plates, neighbors, minors; mandatory blurring before cross-border transmission.
- Vacant vs abandoned: VACANT means unoccupied, ABANDONED implies permanent intent. Confusing both in
MSGcan trigger incorrect foreclosure accelerations.
